Most metal roofs in the Valley fail long before the metal does
The panel is usually the last part to go. What fails first is everything holding it down and everything sealing it up.
A Phoenix summer moves a metal roof every single day. The panel expands through the afternoon, contracts overnight, and does it again tomorrow. Over a few hundred cycles that movement walks fasteners out of the purlin, works the sealant out of the end laps and lets the ridge cap start lifting at one corner. Then a monsoon cell comes through in July and finds every one of those openings at once.
Almost all of it is repairable. A roof that is chalked, leaking at three fasteners and open at one seam is not a roof that needs replacing. It is a roof that needs a day of work by somebody who will find all three fasteners instead of the one above the stain.
That is the whole business. We come out, we go over the roof properly, we photograph what we find, and we tell you what it actually needs.

Why homeowners call us instead of a roofing company
We do not sell replacements
A roofing company that installs roofs has a reason to find you a new one. We do not install, so the only thing we can sell you is the repair you actually need. When a roof genuinely is past repair we will tell you that too, and then you are free to go and get installation quotes from whoever you like.
We look at the whole roof, not the leak
Water travels. It runs down a rib, along a purlin and drips somewhere else entirely, which is why a stain in the corner of a room is such a bad guide to where the hole is. We go over the whole run, chalk every defect we find and photograph all of them.
Metal is all we do
Tile and shingle need a different set of skills and a different set of hands. We are not better than a tile roofer, we are just not one. What we know is how a panel moves, why a fastener walks out, which sealant survives an Arizona summer and which one is dust in two years.
You get the photographs
Every defect we find is photographed and the pictures are yours, whether or not you have us do the work. If you want a second opinion afterwards, you should be able to get one without paying somebody else to climb up and look.

Every fastener line, every lap, every penetration, every transition into a wall. Not just the area above the stain.

Photographs of each defect, in plain language, including the ones that are not causing the leak yet.
You decide what gets done
The leak on its own, or the leak plus the things that are going to leak next summer. Both are legitimate answers.
We do the work
Usually in one visit. Early starts through the summer, because by mid morning a metal roof is too hot to work on properly.

Common questions
Can a metal roof be repaired?
Nearly always, yes. The things that fail on a metal roof are fasteners, sealant, laps, flashing and trim, and all of those are replaceable without touching the panels. Even a punctured or badly dented panel can usually be swapped out on its own. A roof is genuinely past repair when the panel itself has corroded through across a wide area or the structure underneath has gone, and that is rarer than you are likely to be told.
Do metal roofs leak at the screws?
That is the single most common leak we find. An exposed fastener roof has thousands of holes in it by design, each one sealed by a small neoprene washer under the screw head. Arizona sun destroys that washer, and daily thermal movement slowly backs the screw out. Once the washer is gone and the screw is proud, the hole is just a hole.
Is it common for screws to back out of a metal roof?
Here, yes, and more so than in milder climates. A panel that goes from an overnight low to a summer afternoon high moves a surprising distance along its length, and it does that every day for months. That repeated movement is what walks the screws out. It is normal, it is expected, and refastening is routine maintenance rather than a sign that something was built wrong.
How do I find where my metal roof is leaking?
From inside first, if you can get into the space. Look for staining along the purlins and rafters rather than directly above the drip, because water runs sideways before it falls. From outside, the suspects in order are fasteners, end laps, penetrations and wall transitions. If you cannot get eyes on all of those safely, that is what we come out for.
How much does it cost to fix a metal roof?
It depends on how much of the roof is involved, how bad the access is and what has already been damaged underneath by the water. A few fasteners and a seam is a small job. A full refastening of a large roof is a much bigger one. We give you a figure after we have looked, never before.
