In Scottsdale the roof is usually visible, and that changes the job

Across most of the Valley, metal is something over the carport that nobody looks at. In Scottsdale it is frequently the main roof, it is frequently standing seam, and it is frequently a deliberate part of how the house is meant to look.

Desert contemporary and Sonoran style architecture puts long low slope planes right where you see them from the driveway and from the street. The panel finish, the seam spacing and the trim lines are design decisions somebody made and paid for. Which means a repair here has two tests to pass rather than one. It has to be watertight, and it has to be invisible.

That is a real constraint and it changes what we do. Sourcing a panel in the right profile, gauge and finish matters more here than anywhere else on our list, and sometimes it means waiting rather than fitting something close. We would rather tell you it is a week away than leave a bright stripe across a roof you chose for how it looks.

Then there is the HOA question. Through most of north Scottsdale, exterior changes are governed, and colour and profile matching are not a preference, they are a requirement. We work to a match and we will tell you honestly beforehand how close we expect to get.

The other Scottsdale specific problem is solar. Rooftop array penetration here is high, and a great many otherwise sound metal roofs now have mounting feet bolted through them by an installer whose expertise was electrical rather than roofing. Those feet, and the flashing disturbed around them, are a large share of the leaks we chase in this city. Standing seam also fails differently from a screw down roof: there are no exposed fasteners to back out, so instead you get seam separation, clip failure and movement problems.

Matching is most of the work

On a Mesa carport, a replacement panel that is roughly the right profile in roughly the right colour is a perfectly good outcome. On a Scottsdale roof plane that forms one side of the house, it is a failure that you will look at every day.

So we spend time here that we do not spend elsewhere: identifying the exact profile and finish, finding it, and being honest with you when an exact match no longer exists because the product has changed. In that situation there are usually better options than a mismatched sheet, and it is worth talking through before anybody starts.

The same principle applies to trim. Ridge, rake and eave profiles on a contemporary roof are part of the line of the building, and a replacement piece in a slightly different profile is visible from the street.

Is it okay to walk on a standing seam metal roof?

Only in specific places and with knowledge of the system, which is a large part of why we would rather you did not go up to look. Standing seam panels span between concealed clips and the flat of the panel is not designed to carry a person. Walking one incorrectly causes denting and oil canning that is permanent and very visible.

What are the downsides of using standing seam metal roofing?

It is more expensive and it requires someone who understands the system to repair, because you cannot simply unscrew a panel. The upside is directly related: with no exposed fasteners there is nothing to back out, so the most common failure mode on Valley metal roofs does not apply. When these roofs do have problems it is usually at penetrations, at the clips or where somebody has attached something to them.

Does a metal roof devalue a house?

Not in this part of the Valley, where standing seam is frequently a deliberate architectural feature rather than a budget covering. What can affect appearance and value is a visibly mismatched repair, which is exactly why we take profile and finish matching as seriously as we do here.

Do you work with HOA requirements?
