Gilbert has a wind problem, and it is a consequence of the layout

Gilbert was farmland until recently, and most of it was built out after 1995 across a flat agricultural grid. The streets run straight, the lots are wide, and the landscaping is young. What that adds up to on a windy day is a town with very little to slow air down.

Older parts of the Valley have decades of mature growth and a dense, irregular street pattern that breaks up wind before it reaches a roof. Gilbert largely does not. When a monsoon microburst comes down and spreads out, it gets a clean run across open ground, and it arrives at your roof with more energy and from a less predictable direction.

Metal roofs in Gilbert are mostly on secondary structures, which are exactly the structures least able to resist that. Freestanding ramadas, patio covers, RV and boat covers, casitas, and shop buildings on the acreage lots that have not been subdivided yet. A freestanding ramada is a large flat surface on posts with airflow underneath it, and airflow underneath is what generates uplift. These structures are engineered for it, but they are engineered assuming their fastenings are intact.

That is the chain we see over and over here. A couple of fasteners on a gable trim or a leading edge back out over two summers. Nobody notices, because nothing is leaking. Then a microburst gets under that slightly loose edge, and what would have been a non event becomes a length of trim in the neighbour's yard and panels folded back. Which means the highest value work in Gilbert is not repair at all. It is going over the trim fastenings before June.

Edges and corners, not the middle

Wind damage on a metal roof is an edge phenomenon. Uplift pressure is highest at corners, next highest along edges and ridges, and lowest in the middle of a roof plane. That is why storm damage almost never starts in the centre of a roof and almost always starts at a rake, an eave, a ridge or a corner.

On a Gilbert ramada or patio cover, those edges are also the most exposed and the most likely to have been fastened with the fewest screws, because that is where fastening is most awkward. So the highest load lands on the weakest fixing, which is a bad combination in a town with no windbreak.

When we look at a roof here we start at the perimeter and the ridge, not at the field. A fastener standing proud in the middle of a panel is a leak waiting to happen. A fastener standing proud on a gable trim is a much bigger problem waiting to happen.

Sudden accidental wind damage is generally treated differently from gradual wear, and that distinction usually decides a claim. How long after a storm can you claim roof damage?

Policies set their own deadlines and they vary, so report it promptly and photograph everything straight away. There is also a practical reason not to wait: an open roof keeps taking water through the rest of the season, and a straightforward trim repair becomes a much larger job.

Why did my patio cover blow off and my neighbour's did not?

Almost always because of the fixings rather than the structure. Two identical covers on the same street will behave completely differently in the same gust if one of them has trim fasteners that have been backing out for a couple of summers. The wind finds the loose edge.

When should I have my roof checked before monsoon season?

Any time in the cooler part of the year, and the earlier the better. Working on a metal roof here is safe and practical through the winter and spring, and increasingly unpleasant and dangerous by June. Anything found in February gets fixed comfortably. The same thing found in August gets fixed at six in the morning in a hurry.
