Metal roof repair across the Valley
Eight cities, one metal roof problem, expressed differently in each of them.
The Valley is not one roofing market
Metro Phoenix built out in waves and you can read those waves off the rooftops. The older core has metal on patio covers and Arizona rooms bolted onto houses built long before anyone thought about them. The newer edges have tile on the house and metal on the ramada, the casita and the RV cover.
So the same failure shows up somewhere different depending on where you are. In Glendale we are usually looking for an evaporative cooler. In Chandler, a solar mounting foot. In Mesa, a long park model roof with almost no fall on it. In Gilbert, trim a monsoon took off an open lot. Knowing which to check first is most of the speed.

Phoenix
The widest range of roof stock on the list. Historic district bungalows in Willo and Coronado with later metal patio covers, mid century ranch through Sunnyslope and Maryvale, newer tract north of the 101. Low slope R panel over carports everywhere, usually with a package unit or a cooler sitting on it.

Scottsdale
Desert contemporary architecture with exposed standing seam on planes visible from the street, so a repair that seals but looks wrong is only half done. HOA governance means colour and profile matching is not optional, and solar has put mounting feet through roofs that were watertight before.

Mesa
Large lot ranch through the older grid, and one of the biggest concentrations of park model and manufactured housing in the state out east. Those roofs are metal by default, long and low slope with very little fall, which changes how water behaves on them.

Chandler
Mostly built after 1990, so tile on the house and metal on the patio cover, ramada and casita. A high rate of rooftop solar means much of the work is around mounting penetrations and flashing disturbed when the array went in.

The newest of the eight, across a former farming grid that still runs straight and open. Metal on ramadas, casitas, RV covers and shop buildings. Wide unsheltered lots and no windbreak, so monsoon uplift on trim and leading edges is the common call.

Glendale
An older core around Catlin Court, a band of 1960s to 1980s ranch, and new tract toward the Loop 303. More homes still running evaporative coolers than anywhere else here, and cooler discharge is why a metal roof rusts in a climate too dry to rust anything.

Peoria
Split between the older southern grid off Grand Avenue and newer building against open desert in the north. Large active adult communities where low slope metal over carports, Arizona rooms and golf cart garages is standard, on long panel runs with no shade at all.

Tempe
Landlocked and built out decades ago, so almost all 1950s to 1980s stock. Heavy rental concentration around ASU means deferred maintenance and roofs looked at only after water shows on a ceiling. Mid century flat and low slope with metal edge, awnings and carports.
