Glendale rusts roofs, and it is not the weather doing it
Glendale has an older housing profile than most of the cities we cover. There is a genuinely historic core around downtown and Catlin Court, a broad band of 1960s to 1980s ranch through the middle of the city, and newer building out toward the Loop 303. It is that middle band that produces most of our work.
Houses of that era, in this part of the Valley, have a much higher rate of evaporative cooling still in service than newer stock does. Plenty of Glendale homes are still running a cooler, either as the main system or alongside refrigerated air, and a cooler is a machine that deliberately puts water on your roof.
It works by drawing air through wetted pads, so water is running continuously while it operates. It also has to bleed a proportion of that water off, because otherwise dissolved minerals concentrate until they destroy the pads and the unit. That bleed water has to go somewhere, and on a great many installations it simply runs out onto the panel and takes the same route to the edge every day, all summer, for years. Then a float valve sticks, or a pad overflows, and now it is not a trickle. It is a steady flow across the same square foot of metal.
This is why we say Phoenix is too dry to rust a roof. It is. Metro Phoenix does not have the humidity or the rainfall to corrode metal in the way a coastal or temperate climate does. When we find rust here, it is almost always sitting directly downhill of something that has been putting water on that spot deliberately, and nine times in ten it is a cooler. The tell is the shape. Weather rust is general and even. Cooler rust is a trail. It has a direction, a starting point and a width, and if you follow it uphill you arrive at the cause.

We fix the water before we fix the metal
This is the part that gets skipped, and skipping it is why so many Glendale roofs have been treated for rust twice.
Wire brushing a rust patch, treating it and sealing it is genuinely satisfying work and it looks finished when you walk away. If the cooler above it is still discharging onto the same spot, that repair has one summer in it, possibly two. The metal is not failing because it is bad metal. It is failing because it is wet every day in a place where nothing else is.
So on a Glendale rust job the first thing we deal with is the discharge. Rerouting a bleed line so it runs to a drain or off the roof rather than across it, correcting an overflow, re-terminating a condensate line that somebody left pointing at a panel. That is usually a small piece of work and it is the piece that determines whether the rest lasts. Then we deal with the metal.

Why is my metal roof rusting in Arizona?
Because something is putting water on it that is not rain. In a climate this dry, general weather corrosion on a metal roof is unusual. Localised rust with a shape and a direction almost always traces back to an evaporative cooler bleed line, a cooler overflow, an air conditioning condensate drain or a badly terminated pipe.
Can a rusted metal roof be repaired?
Usually. Surface rust comes off and gets treated and the panel stays. Only where the metal has perforated does anything need replacing, and that is normally a small area rather than the whole roof. The essential step either way is stopping the water source, because otherwise the same repair is needed again.
Will insurance cover rust damage?
Gradual corrosion is generally treated as maintenance rather than sudden accidental damage, so it is commonly excluded. Damage from a specific sudden failure may be viewed differently. We document what we find and what caused it, and the coverage question is between you and your insurer.
Should I move my evaporative cooler off the roof?
That is a question for a cooling contractor rather than for us, and there are good reasons people keep them where they are. What we can do is make sure the water it produces is not running across your roof. In most cases that is a straightforward change to where the bleed line discharges, and it is far cheaper than dealing with the rust repeatedly.
