A metal roof is a set of parts, not one thing
That is the single most useful fact about owning one. When a branch comes through a panel in a monsoon, or a swamp cooler has been dripping on the same square foot for six years, or somebody put a ladder through the ribs, the damage is usually confined to one or two sheets. Those sheets can be taken off and replaced individually while everything either side of them stays exactly where it is.
This is where a lot of Valley homeowners get told something that is not true. A punctured panel gets presented as evidence that the roof has reached the end of its life, and a quote appears for the whole thing. Sometimes that is genuinely the right call, usually when panels have corroded through in several places at once. Far more often it is one panel and a day of work.
What matters is doing the swap properly. A replacement panel has to match the profile so the ribs line up and the laps close, and it has to match the finish closely enough that the roof does not end up with a bright new stripe across it.
What puts a panel beyond repair
Punctures and impact damage
Monsoon debris, a branch off a palo verde, a dropped tool, or somebody walking a low slope roof in the wrong place. A clean puncture in the flat of a panel can sometimes be patched. Once the rib itself is crushed, the panel has lost its structure and patching it just moves the problem.
Corrosion through the sheet
Nearly always under a persistent water source rather than from weather. Once the metal has holes rather than surface rust, no coating and no treatment is going to bring it back. That panel is finished, though the ones around it usually are not.
Deformation and stretched fastener holes
Panels that have been lifted in a wind and dropped back, or refastened enough times that the holes have all elongated, will not sit down flat or seal again. Replacing the sheet is cheaper than fighting it.

What we do when we come out
We work out how far the damage goes
The visible damage and the actual damage are often different sizes, particularly with impact. We check the panels either side and the fixings along the whole run.
We identify the profile
Corrugated, R panel, five V crimp, standing seam and everything in between, in the gauge and cover width that is actually on your roof. Getting this wrong is how a repair ends up not sealing.
We check what is underneath
A panel that has been letting water through for a while has usually been wetting a purlin. If the timber has gone soft, that has to be dealt with before a new sheet goes over it.
We photograph everything
Each defect gets photographed where it sits. You get those pictures whether or not you have us do the work.
Process
How a panel swap goes
Measure and match
Profile, gauge, cover width, rib height and colour. We would rather wait for the right sheet than fit a near enough one.
Release the fixings
The damaged panel and usually the one lapping over it, released carefully so the neighbours are not damaged on the way out.
Check and repair the substrate
Purlins and any decking inspected while they are exposed, because this is the only time anyone will see them.
Set the new sheet
Laps made in the right direction with fresh sealant or butyl in the lap, not sealant smeared on afterwards.
Refasten the run
New fasteners through the replaced panel and the ones either side, since anything disturbed needs resetting properly.
Water test and clean up
Water on the repaired section, checked underneath where possible. Old fixings and offcuts off the roof and out of the gravel.

The panels either side have been disturbed. Putting the old screws back into the old holes wastes the access, so those go in new.

Common questions about panel repair
Can you patch a roof instead of replacing it?
On a metal roof, yes, and much more readily than on tile or shingle, because the covering is made of discrete replaceable pieces. A single damaged sheet can come off and be swapped without touching the rest of the roof. That is a normal repair rather than a temporary fix.
How long will a roof patch last?
A properly replaced panel lasts as long as the panels around it, because it is not a patch, it is a new piece of roof. A patch in the sense of a plate bonded over a hole is different, and in this climate that is a shorter term solution because the bond is doing work that sun and thermal movement are actively trying to undo.
Can a rusted metal roof be repaired?
It depends on whether the rust is on the surface or through the sheet. Surface rust is treatable and the panel stays. Once there are pinholes or the metal has gone soft and flakes through, that panel needs replacing. It is very common for one area of a roof to be beyond saving while everything else is sound.
What is the typical lifespan of a corrugated metal roof?
Long, and generally longer than the fasteners and sealant holding it together, which is why maintenance on those components matters so much. In this climate the sun does far more damage to washers, sealant and coatings than it does to the metal itself. A panel that is looked after can outlast several rounds of fixings.
Will homeowners insurance cover a roof repair?
Sudden accidental damage such as monsoon impact is a different situation from gradual deterioration, and insurers treat them very differently. We document what we find either way, with photographs and a plain description of the cause, which is what an adjuster needs. What your policy actually covers is between you and your insurer.
What is the average cost to patch a roof?
It turns on how many panels are involved, how hard the roof is to get onto, whether the profile is a common one, and what the water has already done to the timber underneath. A single accessible sheet is a small job. We give you a number after we have looked at it.
