Chandler is a young city, so its roofs fail young for a specific reason
Almost all of Chandler was built after 1990. That means the housing stock is relatively new, the main roofs are overwhelmingly tile, and the metal is on the secondary structures: the patio cover, the ramada, the casita, the RV cover and the occasional contemporary infill build.
A roof that is thirty years old or less should not, on its own, be giving much trouble. And mostly it does not. What creates the work in Chandler is what has been added to those roofs since.
Rooftop solar adoption here is high, and every array is attached to the building by mounting feet that are bolted through the roof covering. On tile that is one set of problems. On a metal patio cover or ramada it is a different one: the installer has put a hole through a panel, sealed it with something, and moved on. Solar installers are electricians and mounting specialists, and the flashing detail is frequently not their strongest area. Several years of Arizona sun later, that sealant has done what all sealant here does, and the roof that was fine before the array went on is now leaking around its feet.
The second Chandler pattern is the patio cover wall junction, same as everywhere else in the Valley, but with a young city twist. These structures were often added by the homeowner or a patio specialist rather than a roofer, sometimes within a few years of the house being built, and they were attached to a stucco wall with surface applied flashing and a bead of sealant. That detail has a short life here. The older Chandler core near downtown is a different picture, with mid century stock carrying metal awnings and porch roofs of a much more conventional kind.

Working around an array without making it worse
A leak at a solar mounting foot is a more delicate repair than it sounds, because the array is in the way and it is not ours to move.
Sometimes there is enough room to work around a foot properly, strip the failed sealant back and rework the detail in place. Sometimes there genuinely is not, and doing the job properly means the panel above it has to come off, which is a conversation with your solar company rather than something we can do unilaterally. We will tell you which situation you are in rather than reaching under an array and putting a bead of sealant somewhere we cannot see.
It is also worth saying plainly that we do not install, service or remove solar. We repair the roof it is attached to. Where the two overlap, we will tell you what needs to happen and who needs to do it.

Can a metal roof be repaired around solar panels?
Often yes, depending on how much clearance there is under and around the array. Where there is room to get to the mounting foot and rework the detail properly, it is a straightforward repair. Where the array sits too close to allow that, the honest answer is that a panel needs lifting first, and that is work for your solar installer.
Where do most skylights usually leak?
At the flashing around the curb rather than through the unit itself, and most often on the uphill side where water has to be diverted around the obstruction. The same is true of every other penetration on a metal roof, including cooler curbs and mounting feet. The hole is rarely the problem. The detail around the hole is.
What is the best way to seal a leaking skylight?
Properly flashed rather than sealed, which is the distinction that matters. A correctly detailed penetration diverts water around itself using metal, with sealant as a secondary defence. A penetration that relies on sealant alone to keep water out is on a timer in this climate, and reapplying sealant restarts the timer without changing the outcome.
Why is my roof leaking after solar was installed?
Because a set of new holes was made in it. That is not necessarily anyone doing a bad job, it is inherent in attaching an array to a roof, and it is why the detail at each mounting point matters so much. If your leak started some time after an array went in, the mounting feet are the first place we look.
