That is not an impression, it is a consequence of what was built here. East Mesa holds one of the largest concentrations of park model and manufactured housing in Arizona, and on those homes the roof is metal by default. Not metal over a patio. Metal as the roof.
Those roofs share a set of characteristics that make them behave differently from anything else we work on. They are long, they are continuous, and they have very little pitch. Water on a roof with real fall is gone in seconds. Water on a park model roof moves slowly, pools in low spots and stays in contact with laps and fasteners for far longer, which gives it every opportunity to find a way in.
They also move a lot. A long unbroken panel run expands and contracts further over its length than a short one, so thermal cycling works fasteners harder here than on a small carport. The result is that the classic Valley failure, backed out screws and perished washers, shows up on these roofs earlier and across more of the surface at once.
The good news is that these are among the best candidates in the whole Valley for coating. A continuous membrane over a sound low slope metal deck handles standing water far better than a lapped panel system does, and it deals with the entire fastener population in one operation rather than chasing individual failures for years. On the right park model roof it is the single most sensible thing you can do.
The rest of Mesa is a different picture. Through the western and central grid it is large lot 1950s to 1970s ranch, with metal on add on carports, ramadas and enclosed Arizona rooms rather than on the house. Nearly every one of those additions was built at a different time from the house it is attached to, by somebody solving the flashing problem their own way, and that junction is where they leak.

Low slope is a different problem from low pitch
A lot of roofing advice assumes water leaves the roof quickly. On a Mesa park model it does not, and that changes which repairs actually work.
Sealant on a joint that spends hours in standing water after a monsoon is being asked to do something quite different from sealant on a joint that gets wet and dries in ten minutes. Laps that would be perfectly adequate on a pitched roof are marginal here. And a low spot that holds water permanently, from a slightly sagging purlin or a panel that was never quite flat, will eventually find the fastener in the middle of it.
So on these roofs we pay attention to where water goes and where it stops, not only to where it is getting in. Correcting drainage, or accepting it and choosing a system that copes with it, is often more useful than sealing the individual hole.

Is recoating a metal roof worth it?
On a park model or manufactured roof that is weathered but not corroded through, it is often the best value work available. It addresses the entire surface including every fastener and lap at once, and it handles standing water better than the original lapped panels do. On a roof that has already perforated it is not worth it, and we will tell you that.
How much does it cost to recoat a metal roof?
It scales with the roof area, how much repair is needed before anything is applied, and which system suits the roof. A clean sound roof that mainly needs washing and detailing is a smaller job than one needing extensive fastener work first. We price it after being up there.
Why does my roof leak in one spot after every storm?
On a low slope roof that usually means water is standing in that area rather than draining. A joint or fastener that would be fine on a pitched roof is submerged for hours here, and eventually it lets water through. Fixing the immediate hole helps, but the underlying issue is where the water sits.
