Peoria splits fairly cleanly in two. The older southern grid runs off Grand Avenue and has an established, mixed housing stock. The northern half, out through north Peoria and Vistancia, is newer building pushed up against open desert.
What connects them, and what shapes most of our work here, is the concentration of active adult communities through the Sun City edge and around Westbrook Village. Those neighbourhoods have a very consistent building pattern: single storey homes with attached carports, enclosed Arizona rooms and golf cart garages, and low slope metal over most of those secondary structures.
The first consequence is exposure. These are long, flat, unbroken metal runs on wide open lots with young or sparse landscaping and no tall neighbouring buildings. They take direct sun from first light to last, all summer, with nothing shading any part of them at any point in the day. Thermal cycling is at its most severe on exactly this kind of roof, which is why fastener backing out and sealant failure show up here reliably.
The second is that these roofs are inspected less often than any others we deal with, for an entirely reasonable reason. The residents are, quite sensibly, not climbing ladders to check screw heads. So problems that would be noticed early elsewhere run on much longer here, and a repair that would have been trivial at the point it started has often had several summers to develop by the time anyone calls. That is not a criticism of anyone. It is a fact about the housing stock, and it changes what we expect to find when we go up.

We would rather nobody in these neighbourhoods got on a ladder to look at a roof, and that is not a sales line. A low slope metal roof is slippery, it is hot enough in summer to cause injury on contact, and there is nothing to stop you at the edge.
So a large part of what we do in Peoria is simply going up and reporting back properly. Photographs of everything, in plain language, with a clear separation between what needs doing now and what can wait until next year.
